As the City of New Bern starts work on a redistricting plan, the Board of Aldermen looked at all of the residential developments currently under review or under construction at its June 29 meeting.
From 2012, New Bern’s last redistricting, to 2020 the City issued 1,794 housing permits, both single-family and multi-family.
As the housing stock dwindled by 13.4 percent from April to May of this year and demand remains steady, New Bern needs more options.

There are currently 13 residential developments in the works in the New Bern area.
Single-Family Developments
Lake View
Located six miles from downtown New Bern, 104 new homes are being built in the 116 homesite subdivision of Lake View. The community features a 14-acre lake and three to five bedroom floorplan options.
Blue Water Rise
With prices starting in the uper $100s and floor plans ranging from 1,583 to 3,053 square feet, 267 new homes are being built at Blue Water Rise.
Verdant/Bayberry Park
A community within Carolina Colours boasting smaller and easier to maintain lots, Bayberry Park is adding 77 new homes to its inventory.
Derby Park Phase 7
A short 3.3 miles from Tryon Palace, 68 homes are in review for phase 7 of the Derby Park subdivision.
Tyler-Home on the Lake
A total of 337 homes are approved for the Tyler-Home on the Lake community. Built around a 61-acre lake, the D.R. Horton development features a pool center and two miles of walking trails.
Belle Oaks
With an average selling price in the $180s, 60 new homes are in review for the Belle Oaks subdivision off Highway 17.
West New Bern
Advertised as “the next direction of Carolina living”, West New Bern’s first single family community will be completed later this year and features 63 homes.

Highland Village Apartments
Located off of Trent Road, Highland Village Apartments is a 60-unit complex under review.
801 Carolina Avenue Apartments
The $13 million affordable apartment complex, 801 Carolina Avenue Apartments, has 84 units under construction after breaking ground in October 2020.

Hudson at Carolina Colours Apartments
Hudson Capital Properties recognized the need for rentable apartments with the expansion of facilities at Cherry Point and CarolinaEast Medical Center. Located across from the Carolina Colours Town Centre, 360 units are under review for The Hudson.
Carolina Colours Independent Living
Also under construction at Carolina Colours is a 155-unit senior living apartment complex.
Tate Commons Apartments
Down the road from Famous Restaurant & Baking Company, Tate Commons Apartments has 58 one to three bedroom apartments under construction.
Comet Apartments
Comet Apartments is West New Bern’s first neighborhood to be introduced, with an open house set for August 4. The 224-unit complex also has its own clubhouse.
